Dues & assessments
HOA dues cover the shared costs of the community, and every dollar is accounted for.
Dues are set each year by the association budget and cover landscaping, common-area maintenance, insurance and a reserve for larger future projects. We keep them as reasonable as good stewardship allows.
| Item | Typical | Notes |
|---|---|---|
| Regular dues | $50 – $150 / mo | Set annually by the community budget. |
| Reserve contribution | Included | Set aside within dues for major repairs and replacements. |
| Special assessment | Only if approved | For significant projects, voted on by homeowners. |
| Transfer / resale fee | At closing | Standard fee when a home changes hands. |
Dues are set each year and shared with all homeowners. Figures here are indicative for planning.
Homeowners can review the budget and reserve study any time. A well-run HOA has nothing to hide.
